Waterfront homes
Canal and bay front homes are a big part of what makes Apollo Beach special, and they come with a few extra things to plan for:
- Flood insurance. Many waterfront homes are in a flood zone where flood insurance is required by the lender. The premium depends on the home’s elevation and construction, so we get a quote early.
- Wind insurance and roof age. Insurers care a lot about the roof. An older roof can make insurance expensive or hard to find, which affects your payment and your approval.
- Seawalls and docks. These do not usually change the loan program, but they can come up in inspections and appraisals.
Higher price points
Waterfront and larger homes can push past the conforming loan limit. I shop conventional and jumbo options so you are not stuck with whatever one bank offers on a bigger loan.
New construction
Newer Apollo Beach communities often come with HOA dues and in some cases CDD assessments. Both count in your qualifying payment, so I give you a full payment picture before you pick a lot.
Veterans on the south shore
Apollo Beach is an easy drive to MacDill compared to a lot of the county, and plenty of my VA clients end up here. VA loans can work on waterfront homes too, as long as the property meets VA requirements.

Apollo Beach mortgage questions
Do I need flood insurance in Apollo Beach?
If the home is in a high-risk flood zone and you have a mortgage, the lender will require it. Even outside those zones, many Apollo Beach homeowners choose to carry it. We look at the flood zone and get a quote before you commit.
Can I retire to Apollo Beach without much income?
If you have savings or investments, an asset depletion loan can turn those assets into qualifying income. It is a common fit for buyers retiring to the south shore.
