Tampa is really a bunch of different markets under one name. Older homes in Seminole Heights and South Tampa come with different considerations than newer construction in New Tampa or out toward the county line. Roof age, insurance, flood zones and condo approvals can all change which loan makes the most sense.

Tampa has a lot of condo inventory, and Florida condo rules have tightened in recent years after new safety and reserve requirements. Some buildings are not approved for FHA or VA, and some do not meet conventional guidelines either. I check the building early so you do not fall in love with a unit you cannot finance the way you planned.
