How DSCR works
DSCR stands for Debt Service Coverage Ratio. The lender compares the property’s rent to its full monthly payment, including principal, interest, taxes, insurance and any HOA. If the rent covers the payment well, you are in good shape. Your W-2s and tax returns are generally not part of the decision.
- No personal income verification in the traditional sense.
- Close in an LLC to keep your rentals separate from your personal name.
- No cap on number of properties like you run into with conventional financing.
- Purchase or refinance, including cash-out to pull equity for the next deal.
- Short-term rental options with lenders that accept projected or actual STR income.
What lenders look at instead
- The property’s rent, usually from a lease or an appraiser’s rent estimate
- Your credit score
- Your down payment or equity
- Reserves, meaning cash left in the bank after closing
Florida numbers to plan for
Insurance is where a lot of Florida DSCR deals get tight. Wind, flood and the age of the roof can swing the payment a lot, which changes your ratio. I like to get an insurance quote early so we know the deal works before you are deep into due diligence.
Prepayment penalties
Many DSCR loans include a prepayment penalty for the first few years. That is normal for investor loans, but you should know the structure before you lock. Some lenders offer shorter penalties or none at all for a different price, and I can show you those options side by side.
Common questions
Can I use a DSCR loan for my primary home?
No. DSCR loans are for investment properties only. If you plan to live in the home, look at conventional, FHA, VA or bank statement options.
Can I get a DSCR loan if the rent does not fully cover the payment?
Some lenders will go below a 1.0 ratio with stronger credit, more down payment or more reserves. It depends on the lender, which is why shopping a large network helps.
Do I need landlord experience?
Not always. Some lenders want to see prior experience, while others work with first-time investors. I will match you with the right one.
Can I use Airbnb or VRBO income?
Some DSCR lenders will use short-term rental income based on actual history or a market rent analysis. Rules vary by lender and by the property's location.
All loans subject to credit approval, property eligibility, and underwriting guidelines. Not all borrowers will qualify. Program terms and availability can change without notice. This is not a commitment to lend.
