New construction in Riverview
A big share of Riverview homes are in newer master planned communities, and builders are still adding more. Buying new construction is a little different than buying a resale home:
- Builder lenders. Builders often push their preferred lender with incentives. Sometimes that deal is good. Sometimes the incentive is just covering higher pricing. I am happy to compare it so you can see the real numbers.
- Rate lock timing. New builds can take months. How and when you lock your rate matters.
- CDD fees. Many Riverview communities have Community Development District assessments on top of property taxes and HOA dues. They count in your monthly payment when you qualify. Here is how CDD fees work.
Commuting and military families
Riverview sits right between Tampa, Brandon and the south shore, with a reasonable drive to MacDill for a lot of service members. That makes it one of the most popular areas for VA buyers in the region.
First-time buyers
Compared to closer-in Tampa neighborhoods, Riverview offers more house for the money, which is why so many first-time buyers end up here. Between FHA, conventional and VA, there is usually a path that fits your budget.
Popular loans in Riverview

- FHA LoansLow down payment and flexible credit guidelines. A go-to option for first-time buyers.
- Conventional LoansCompetitive pricing for solid credit, with options for second homes and investment property.

Riverview mortgage questions
Should I use the builder's lender?
You are never required to. Builders sometimes offer incentives tied to their lender, so the right move is to compare the full offer, including rate, fees and the incentive, against what I can get you. Sometimes the builder wins, sometimes it does not.
Do CDD fees affect how much house I can afford?
Yes. Lenders include CDD assessments in your monthly housing payment when calculating your debt-to-income ratio. Two homes at the same price can have very different payments because of it.
